Yes — the initial in-home design consultation is free and comes with no obligation. We spend about 90 minutes walking your space, understanding your goals, and talking through budget and timeline. You leave with real answers whether or not you decide to build with Summit. Detailed 3D renderings and construction documents are a paid design phase that only begins once you choose to move forward.
What happens during the in-home walkthrough?
Your designer walks each space with you, takes measurements and photos, and asks how you actually live in the home — where the light falls, where the traffic jams up, what you love and what you'd tear out tomorrow. We flag structural realities early (load-bearing walls, plumbing stacks, electrical panels) so the ideas we discuss are grounded in what's genuinely buildable in your house.
How honest is the budget conversation, really?
Very. We'd rather have an uncomfortable-but-honest budget conversation on day one than surprise you three weeks into demolition. During the consult we give you realistic investment ranges for the scope you're describing — a Denver kitchen remodel, a primary bath, a room addition — so you can decide what to prioritize before anyone signs anything. If your vision and your budget don't line up yet, we'll tell you and help you phase the work.
Do you handle Denver permits and HOA approvals?
Yes. Summit pulls all required Denver building permits and coordinates inspections as part of every project. During the consult we'll flag anything permit-sensitive — structural changes, additions, egress windows, electrical or plumbing relocations — and, for homes in an HOA, we'll talk through the design-review approvals your association is likely to require so there are no surprises later.
When do I see 3D renderings of my project?
Renderings come after the consult, in the design phase. Once you decide to move forward, our in-house design team develops a layout and produces photorealistic 3D renderings so you can see your kitchen, bath, or addition before we break ground. You approve materials, finishes, and layout on-screen — and that approved design becomes the basis for your fixed-price construction contract.
What's the timeline from consult to construction?
Most projects move from consultation to design in about a week, with the design phase running two to four weeks depending on scope and how quickly finish selections are made. From there, a standard kitchen remodel runs 6–10 weeks of construction, bathrooms 3–5 weeks, and room additions 10–16 weeks including permitting. You'll get a milestone schedule before demolition starts.
